Walkshed is a research tool, not advice. Our scores and data are aggregated from third-party and public sources, are approximate, and may be out of date or wrong. They are not financial, property, legal, or safety advice and don't guarantee schools, transport, prices, or safety. 1. Information only — not advice

Walkshed helps you compare and shortlist neighbourhoods. Everything it shows — scores, ratings, estimates, and map layers — is general information for research only. It is not, and must not be relied on as:

• financial, investment, or mortgage advice — we are not authorised or regulated by the Financial Conduct Authority and give no regulated advice;
• property valuation or surveying advice — our price figures are indicative market signals, not a valuation of any property;
• legal, conveyancing, or planning advice; or
• safety advice or a prediction of what will happen to you in any area.

A neighbourhood that scores well for someone else may be wrong for you. Use Walkshed as a starting point, then visit the area and take professional advice and your own searches and surveys before making any decision.

2. The data is third-party, approximate, and may be wrong

Walkshed combines many external datasets, each with its own publisher, vintage, and method. We aggregate them onto a hexagonal grid (roughly 460 m across), which means values are area averages, not property-level facts. Data is refreshed periodically and may lag, differ from, or contradict the original source. We do not warrant that any figure is accurate, complete, or current. Known limitations include, dataset by dataset:

• Crime. Counts come from police-recorded street crime over a rolling 12-month window, published roughly five weeks in arrears. Locations are snapped to anonymised map points for privacy and can fall in a neighbouring area; counts are not adjusted for how many people live or pass through an area, and categories change over time. A figure is an indicator of recorded activity, not a measure of how safe you will be, and must never be used to stigmatise a place or its residents.
• Schools (Ofsted). We show the share of nearby primary / secondary schools rated Good or better within a fixed walking radius. This is a geometric catchment, not an admissions guarantee — real admission depends on the school's own criteria, distance in a given year, faith or selection rules, and siblings. Ratings are institutional and may be several years old.
• Public-transport accessibility (PTAL). A fixed weekday-morning-peak measure of bus and rail access from an area. It does not reflect journey time to a specific destination, off-peak service, cycling, or walking — use the commute feature for door-to-door times, which are themselves estimates.
• Flood risk. Based on the Environment Agency's risk of flooding from rivers and the sea only. It does not include surface-water ("flash") flooding, which is a major cause of flooding in London. Bands are an annual probability, not a severity. Always check an official flood-risk report and your insurer for a specific address.
• Council-tax bands. Bands are still based on 1991 property values and are joined by postcode, so the band shown for an area may differ from a specific address. We show the most common band, which can hide a wide mix of housing. Confirm the actual band and current charge with the local authority and the Valuation Office Agency.
• Property prices. Price and per-square-metre figures are indicative trends derived from historic transaction data, not valuations, asking prices, or a prediction of what any property will sell or let for. Past trends do not indicate future prices.
• Demographics (Census 2021). Owner-occupier, household-composition, residence-stability, occupation, household-size, accommodation-type, and area-classification figures are from the 2021 Census and earlier, area-averaged from small statistical areas, and become less current over time. They describe an area's general character at a past point — they do not describe any individual, household, or street, and must not be used to discriminate against anyone (see section 5).
• Commute and family-travel times. Travel times are modelled estimates from timetable and network data and assume typical conditions. Real journeys vary with disruption, time of day, mode, and changes to the network. Addresses you enter are geocoded by a third-party provider and may be matched imperfectly.

3. Scores are our opinion, weighted by you

The Walkshed score is a calculated, subjective summary built from the data above and from the weightings you choose. Changing the weightings changes the score. It reflects one possible way of comparing areas and is not an objective measure of quality or a recommendation.

4. Do your own due diligence

Before you rent, buy, offer on, or move to or from any property or area, you should at least visit at different times of day, speak to local people, and obtain your own professional valuation, survey, legal advice, mortgage advice, local-authority and environmental searches, and insurance checks. Decisions you make using Walkshed are your own responsibility.

5. Fair use of demographic data

Walkshed surfaces area demographic signals to help you understand a neighbourhood's general character. You must not use Walkshed, its filters, or its data to discriminate against any person contrary to the Equality Act 2010 or any other law — including in connection with letting, buying, selling, employment, or the provision of services.

6. Third-party data and attribution

Walkshed contains public sector and other third-party information, including data licensed under the Open Government Licence v3.0, and map and geocoding services from third parties. Sources include the Office for National Statistics, data.police.uk, Ofsted and the Department for Education, Transport for London, the Environment Agency, the Valuation Office Agency, CDRC, and MapTiler / OpenStreetMap. Full attributions are in the Terms of Service. We are grateful to these publishers; they are not responsible for, and do not endorse, Walkshed or our scores.

7. No warranty and limited liability

To the maximum extent permitted by law, Walkshed and all data are provided "as is" and "as available" without warranty of any kind. Our liability is governed by section 14 of the Terms of Service, which does not exclude liability that cannot lawfully be excluded (including for death or personal injury caused by negligence, for fraud, or for your non-excludable statutory consumer rights).
